Gentrification



Gentrification is a rising issue all over california. 

New home owners are moving in and rent prices are going up. Apartment buildings are being bought out and renters need to move out except their neighborhood is now unaffordable. This is in large due to people flipping houses. This means that  developers are buying houses before they hit the market, often paying cash and then doing repairs and selling for a large profit. These are businesses with the money to invest. Families simply can not keep up with the rising house and rental prices. According to Dealing with Gentrification when people move in and renovate their houses they end up raising the property value which mean the neighbors who are already struggling with their mortgage have their property taxes raised. Here are some insightful statistics from Governing the Future of States and Localities:


  • Gentrification greatly accelerated in several cities. Nearly 20 percent of neighborhoods with lower incomes and home values have experienced gentrification since 2000, compared to only 9 percent during the 1990s.
  • Gentrification still remains rare nationally, with only 8 percent of all neighborhoods reviewed experiencing gentrification since the 2000 Census.
  • Compared to lower-income areas that failed to gentrify, gentrifying Census tracts recorded increases in the non-Hispanic white population and declines in the poverty rate. 

These businesses prey on lower income communities that have little knowledge of their renter rights. Landlords are also able to “rent seek” which means that they are able to discriminate against lower income families in a legal way. This can include asking for high deposits, fees, checking taxes, checking pay stubs, higher screening practices. Tenants who are living paycheck to paycheck are not able to qualify for tenancy even if they can afford the monthly rent. Landlords are able to drive people out by increasing surveillance and refusing to fix issues. They often get away with it when tenants have little knowledge and resources to stand up for their rights. Landlords may also “sell out” This means that they sell their apartments to a buyer who is then able to give a notice to vacate to all current tenants. A little paint and surface repairs and they can charge double the rent. For so many these beautiful homes are unattainable.
This issue is important to me because I have lived in one little neighborhood my entire life. I have loved these streets long before any developer labeled my hood "up and coming" It had its flaws, shootings and cracked sidewalks. It also has beautiful views and an abundance of trees. A beautiful community of people that loved their neighbors. I know all the nooks and secrets of my neighborhood. I know the most beautiful and most ugly streets. I know which restaurants treat you like family and which shops have the best deals. I go into stores that are owned by the family of my high school classmates. Now most of this is gone. Ive watched the faces on the streets change in a short period of time. My favorite places are closed and replaced. I can not afford my neighborhood anymore when a small studio is priced at $1,700 and housed are no less than 700,000.
